No. We are an equity-based lender and focus only on the value of the property relative to the amount of loan you are seeking.

How will I pay back the loan?
Our lending professionals are trained to clearly discuss the exit strategy when our loans are funded. Our objective is to provide each borrower with a short-term solution for their cash needs. Our objective is to help position the borrower to create more value for their project, which will help them refinance or sell the property for the highest possible price.

How long will I have to pay back the loan?
Our typical loan term is 1 – 3 years. If additional time is needed we will work with each borrower to find a solution to extend the loan so it can be refinanced conventionally, or sold.

How will the value of my property be determined and will it cost me anything?
Our lending team has access to recent comparable sales and lease rates for the properties we are evaluating. We will use this information to determine a conservative value for the property and the loan amount we will be able to lend. This comes at no cost to the borrower.

Are there any up-front costs for the loan?
Once we make a commitment to lend on your property we will ask for a non-refundable fee for underwriting purposes. This will be clearly communicated to each borrower in the commitment letter for the loan the borrower is requesting. This fee will be credited back to the borrower against the loan fees charged once the loan is funded and is NOT an additional fee for the loan.
